  If I could give zero or minus 5 that would be the rating. We had the worst personal experience ever. It has been a struggle to work with Jim from our first days when we were collecting the documents for our mortgage. He would not be available or would not provide us the insurance information for weeks and that was the only document we needed to complete the mortgage paperwork... until we came with the attorney. Then we found out that he has been STEALING HOA money and would behave himself in non-professional way to say the least when he was confronted, CLAIMING he is being harassed and humiliated. He is playing "poor guy" with few other members of our HOA who either blind or in the same boat with him. His idea of management is "more money CAM gets the better the management of HOA he manages". He pays himself under pretend reasons without getting permission from HOA board. Even now when the contract with CAM is TERMINATED he is trying to get payed for one more month. CAM failed to pay HOA taxes on time last year and mismanaged HOA in other ways.
  He is pathetic, unprofessional and THE thief. If you looking for one, he is your guy.
